If you think that living at Fantasy Allen may be right for you, we would appreciate meeting with you and showing you some of the units which will be coming available in the future.  During that time, you can get a feeling for how carefully we maintain our properties and how we do not accept or tolerate behaviour from your neighbours which will disturb the peace and enjoyment of your new home.

Lease Information

In Nova Scotia, app apartment units rented must utilize the Standard Lease form which has been approved by the provincial government.  If you do decide to live with us, you will be asked to examine and sign this Standard Lease.  In addition to this, Dalma Apts. has found it useful and to the benefit of it's tenants to also insist upon some key points which are designed to ensure the peace and tranquility of its tenants.  They are contained in the project's By-Laws.  The main points are:

  • The Leases are yearly leases and three full calendar months notice is required prior to leaving.
  • An immediate payment of the 1st month's rent must be made as well as a series of 11 post dated cheques must be provided.
  • Once a year, a new series of 12 cheques must be provided.  If the lease is cancelled, any unused cheques will be returned to the tenant.
  • Once a Lease is signed, we do not allow any sub-letting of your unit unless we meet and approve the new tenants.

Security Deposit

  • The security deposit of $500 must be paid to Dalma Apts.

  • Upon termination of the Lease, if no damage has been done to Dalma Apts. property, we will provide you your deposit as quickly as possible.


Civic & Mailing Address

Each building has a unique Street Address and the Apartment Units in Fnatasy Allen are numbered from 1 to 33 thus the postal code and Utilities hook-up information is dependent on you having the right information.

When you receive your apartment keys, we recommend that you provide Canada Post with a change of address as soon as possible of your new address so that new mail will find it's way to you.


Electric Power Hook-Up

In Nova Scotia the electrical utility is Nova Scotia Power.  To arrange for Electricity to be connected, you can reach them from anywhere in North America by calling:

Telephone Hook-Up

For your convencience and in the interest of saving our tenants money we have installed our own tellephone service.  To arrange for telephone services to be connected, you can notify the building manager by calling (902) 661-0911

 


Satelite TV Hook-Up

For your convencience and in the interest of saving our tenants money we have installed our own Satelite TV service.  To arrange for satelite services to be connected, you can notify the building manager by calling (902) 661-0911

 


 

Insurance

The building and grounds are owned by Dlama Apartments and are covered by a standard policy which does not cover any of the property or possessions of those living within the apartment units. Each tenant is responsible for their own insurance which would cover their own possessions and also most important is to have liability insurance in case of an accident that could be the tenant's responsibility.  You must show proof of insurance before movin in.

 


 

Garbage Collection

Garbage is to seperate and put in CLEAR, strong plastic bags, and cardboard flattened and tied up for disposal.  All garbage should be desposited in the designated shed.  Garbage must be seperated as Cumberland County Joint Services imposes server fines which will be passed on to the offending tenant.  We appreciate your co-operation in this matter.

In case of emergencies, we have setup a system where someone will answer your call 24 hours a day.  Other calls for service and required maintenance should be made during regular work hours.
